The Bay of Plenty property market remained active throughout August, with buyers and sellers continuing to transact when the right property met the market at the right price.
According to the latest REINZ data, the median house price in the Bay of Plenty decreased 4.4% year-on-year to $765,000. While investor and developer activity remained subdued, all other buyer groups were active in the market, with some investors choosing to wait for greater certainty before making their next move.
Market conditions continue to favour well-priced properties. Vendor expectations were generally aligned with current market realities, although some sellers who purchased during a different market cycle still held higher price expectations.
Properties took a median of 52 days to sell in August, slightly above the region's 10-year August average of 47 days. Inventory levels remained stable at 25 weeks, unchanged from the same time last year, providing buyers with a reasonable range of options while maintaining balanced market conditions.
Open home attendance was mixed across the region. Some areas experienced strong visitor numbers, while others saw softer attendance due to a lack of fresh listings, which typically attract the highest levels of buyer interest. Auction attendance and clearance rates remained steady.
Overall, sentiment remains cautious, with some buyers and sellers taking a "wait and see" approach. However, activity continues across the region, and local salespeople remain cautiously optimistic about market conditions heading into the final months of the year.
